Seemed like a long week. The plumbers started their rough-in. We are using Oceanside Plumbing - they do most of their work on very expensive custom homes on Hilton Head Island, so we feel fortunate to be added to their busy schedule. No less productive but I had hoped for a little more progress. The project is falling behind on the roof framing - probably by a week at this point. If you look at the roof framing plans you will see just how complicated the top of the structure is. I have had to put back the plumbing and HVAC rough-in crews as I do not want plywood going on the roof with people working underneath

This week has been productive. The framing has gone up to the roof and ridge beams and rafters are being set. CdT has a very complicated roof line. I moved the camera back towards the beach to get the entire house in the frame - waves are crashing onto the rocks right behind the camera. The weather has been great, but windy. No-see-ums are back!

The house is being called the ‘Steel House' by passers-by and the inspectors. The look is changing now that the framers are placing walls and the second floor system. We lost a day to rain ... Thursday afternoon and Friday Morning were very windy and rainy. We will try to make up the time on Saturday.

Steel and crane arrived on Monday morning at 9. We caused yet another traffic jam as the 18 wheel flat bed trucks with the 30 steel beams was unloaded by the crane onto the first floor. That was done by noon and we began setting columns and beams. Masons were trying to work below the steel which was flying overhead. On Tuesday, the crane worked and steel was flying sans masons

We passed the core inspection on Monday. The concrete is being poured today (Friday) in the formed concrete columns, which are the base for the steel columns. The framing / exterior trim crew has been working on decking. We are using a blind fastening system (deckmaster) for the Ipe, which involves placing a nailing fin on the joists and installing screws from the under side, so

Inspection passed Monday afternoon, too late to pour concrete.
On Tuesday the foundation crew poured 80 yards of concrete to make the new grade beams. That is a lot of concrete! The project is finally under way
The Building Permit has just been issued - much delayed by engineering and FEMA requirements. We are in what FEMA terms a Velocity Zone (V-zone). This designation dictates that no horizontal member may be below elevation 16-16' above mean sea level (this does not apply to sunbathing). Other restrictions apply: including no living spaces below this
