The project is finally under way The Building Permit has just been issued - much delayed by engineering and FEMA requirements. We are in what FEMA terms a Velocity Zone (V-zone). This designation dictates that no horizontal member may be below elevation 16-16' above mean sea level (this does not apply to sunbathing). Other restrictions apply: including no living spaces below this
elevation and only class 3 materials (resistant to water damage) may be used in this region. We have been busy tearing down the old structure to prep for reconstruction. I decided for the sake of simplicity and consistency to take down all of the walls as opposed to reusing the front wall and a few interior walls. I was surprised and pleased to find driven wood piles under the existing columns. The slab and foundation are very strong - well above the standard of the day it was built. The footings are dug and rebar is being tied for the grade beam. I will call for an inspection for Monday (2/5), and hopefully we'll pour concrete that afternoon. The framing crew has glued and screwed a second layer of 3/4 plywood over the existing 5/8" sub-floor. They will be framing the rear deck while the concrete crew gets the foundation out of the ground. After that will be floor framing and steel frame work. I will try to post the structural drawings for the project .... the steel beams required to carry the potential wind stresses are substantial - as is the foundation. We are pushing for a July 4th completion. This is a very ambitious goal and will be dependent on cooperation with the weather, suppliers, etc., but it is our initial target.
